Ifit is adjacent to a public alley, there is no <br />setback requirement. <br /> <br />VEHICULAR AND PEDESTRIAN CIRCULATION <br />In the C-2, C-3, C-4, C-5 districts: <br />The City engineer may require such additional measures for traffic control as he may deem necessary, <br />including but not limited to the following: directional signalization, channelization, standby turn lanes, <br />illumination, and storage area and distribution facilities within the commercial site to prevent backup of <br />vehicles on public streets. Pedestrian walkways, signs and other matters pertaining to pedestrians shall be <br />considered. <br /> <br />SCREENING <br />In the C-2, C-3, C-4, C-5 districts: <br />All outside displays, parking and loading areas need to be screened by a 6 foot fence of not less than 90% <br />opacity on the interior side yard or rear yard of the commercial property that is adjacent to or across the <br />alley from a residential district property. <br /> <br />In the C-3 district: <br />~ Loading docks in the C-3 Commercial District must be screened so as not to be visible from any <br />public street right-of-way within a Residential District. <br />~ All required screening devices must be designed so that they are architecturally harmonious with the <br />principal structures on the site and they must be properly maintained so as not to become unsightly, <br />hazardous, or less opaque than when originally constructed. <br /> <br />e <br /> <br />LIGHTING <br />In the C-l, C-2, C-3, C-4, C-5 districts: <br />~ All sources of artificial light, including signs situated on a site are to be so fixed, directed, designed or <br />sized that the sum total of their illumination will not increase the level of illumination on any nearby <br />residential property by more than .1 footcandle on or within 25 feet of a dwelling nor more than .5 <br />footcandle on any other part of the property. <br />~ "Glare" whether direct or reflected, as differentiated from general illumination, shall not be visible <br />from beyond the limits of the immediate site from which it originates. <br /> <br />LIMITATIONS ON SERVICE STATIONS <br />In the C-2, C-3, C-4, C-5 districts: <br />~ No buildings or structures, permanent or temporary, driveway surfaces, parking areas, advertising <br />devices or similar site improvements except driveways traversing a public road or boulevard, are <br />allowed within 110ft. of any part of a residential district site which is separated from the vehicle <br />service station by a public road right-of-way or within 50 ft. of a residential district site if they are <br />separated by a public road right-of-way. <br />~ Pump islands must be set back not less than 15 feet from any street right of way line and not less than <br />25 feet from any other property line. <br />~ No vehicle service station on a site contiguous to any residential district is allowed to operate between <br />the hours of 11 p.m. and 6 a.m. the following day. <br /> <br />e <br /> <br />Roseville Shopping Center District Study <br /> <br />Phase I Report <br /> <br />Page 57 <br />
