<br />e <br /> <br />ACCESS <br />In the B-1, B-2, B-3 districts: <br />Access is gained by obtaining a permit from a public body and the principal access must be from a <br />collector or arterial roadway as designated in the comprehensive plan or a street specifically designed to <br />accommodate commercial traffic. <br /> <br />TRASH ENCLOSURES OR ACCESSORY BUILDINGS <br />In the B-1, B-2, B-3 districts: <br />Are not to exceed 600 square feet in size and shall be located behind the front building line of the <br />principal building. Setbacks are the same as required for parking facilities. <br /> <br />OUTDOOR STORAGE, DISPLAY, SALES OR SERVICING <br />In the B-2, B-3 districts: <br />~ Screening must be provided from residential and office business property. <br />~ No public address system is allowed that can be heard from any residential property. <br />~ The site must be kept in a neat and orderly fashion. <br />~ No uses are permitted in the required parking or building setback areas. <br />~ Are not permitted within 100 feet of any residential parcel. <br /> <br />LIMITATIONS ON SPECIFIC BUSINESSES <br />In the commercial districts where the uses listed below are allowed by CUP, the following are some of <br />the restrictions that apply: <br /> <br />e SERVICE STATIONS <br />~ No public address system is allowed that can be heard from any residential property <br />~ May not be located within 100 feet of any low density residential parcel or adjacent to medium or <br />high density parcels as designated in the land use plan. The city may reduce separation requirements <br />if the following are provided: landscaping and berming to shield the auto service use; parking lots are <br />not located in proximity to residential uses; lighting plans which are unobtrusive to surrounding <br />residential uses. <br />~ All canopy lighting must be recessed lighting, flush mounted with canopy ceiling and having a flat <br />glass lens. <br />~ Canopies must be setback at least 20 feet from all property lines, but in no case can the setbacks be <br />less than 30 feet from land designated for residential use in the City's land use plan. <br /> <br />RESTAURANTS <br />~ Restaurants and cafeterias incorporated within a principal structure and oriented predominately <br />towards serving the needs of employees of the surrounding area: <br />· Parking must be adequate to accommodate the restaurant. <br />· Are only permitted when it can be demonstrated that operation will not significantly lower <br />the existing level of service as defined by the Institute of Traffic Engineers on streets and <br />intersections. <br />· Hours of operation are limited to 8:00 a.m. to 9:00 p.m. <br /> <br />. <br /> <br />Roseville Shopping Center District Study <br /> <br />Phase I Report <br /> <br />Page 61 <br />
