Are only permitted when it can be demonstrated that operation will not significantly lower <br />the existing level of service as defined by the Institute of Traffic Engineers on streets and <br />intersections. <br />· May not be located within 100 feet of any low density residential parcel or adjacent to <br />medium or high density parcels as designated in the land use plan. The city may reduce <br />separation requirements if the following are provided: landscaping and berming to shield <br />the restaurant use; parking lots are not located in proximity to residential uses; lighting <br />plans which are unobtrusive to surrounding uses. <br /> <br />THEA TERS <br />~ F or theaters located within shopping centers or otherwise utilizing joint parking arrangement, the <br />applicant must submit an analysis of parking demand versus availability for review and approval by <br />staff. Additional parking may be required based on this analysis. <br />~ For theaters located within existing structures, the city may require the installation of appropriate <br />building modifications to provide adequate pedestrian and vehicle access. <br /> <br />MINOR MANUFACTURING OR ASSEMBLY <br />~ Are not allowed to have truck deliveries unless it is demonstrated by the applicant that the deliveries <br />will not cause adverse impacts to the site or adjoining residential areas. <br /> <br />HOSPlT ALS AND MEDICAL CLINICS <br />~ Cannot be adjacent to low density residential areas. <br />~ Cannot have emergency vehicle access adjacent to or located across the street ITom any residential <br />use. <br /> <br />HELIPORTS <br />~ Can only operate from 7:00 a.m. until 9:00 p.m. <br />~ Cannot locate within 500 feet of a residential area. <br />~ Must route their departures and approaches over non-residential areas to the greatest extent possible. <br /> <br />HOTELS AND MOTELS <br />~ Cannot locate adjacent to residential uses unless parking and loading facilities are screened from <br />residential view and lighting and sign plans are unobtrusive to residential uses. <br /> <br />PLANNED 1-394 DEVELOPMENT DISTRICT <br />District Overview <br />The purpose of this district is to establish a comprehensive, planned framework for development within <br />the highly visible 1-394 corridor.
