<br />. <br /> <br />SCREENING <br />~ On a lot adjacent to a residential district, a landscaped, opaque strip is required consisting of shrubs, <br />berms, and trees. The minimum width of the strip is as follows: <br /> <br />· B-1: 20 ft. <br />· B-2, B-3, B-4 25 ft. <br />~ On a lot in a B-1 or B-2 adjacent to a residential lot, a 6 foot high solid fence abutting the residential <br />property is required. The entire fence must be located on the property of the owner. Posts and frame <br />work must be placed within the property lines of the owner and the actual fencing material must be <br />placed on the side of the fence which faces the street or adjacent property. <br /> <br />STORAGE <br />In B-l, B-2, B-3, B-4 districts: <br />~ Garbage receptacles, refuse areas, or incinerators must be in the rear or side yards and must be <br />screened from public view by a 6 foot high solid fence. <br />~ No outdoor storage of any materials is permitted. <br /> <br />LIGHTING <br />Any lighting used to illuminate an off=street parking area, sign or structure must be arranged so as to <br />deflect light away from any adjoining residential zone or from public streets. <br /> <br />. <br /> <br />ARCHITECTURAL CONTROL <br />In B-l. B-2, B-3 districts: <br />Any building wall facing a residential district cannot be finished with exposed plain faced poured <br />concrete or concrete block. <br /> <br />MISCELLANEOUS REQUlREMENTS--OTHER SECTIONS OF THE ORDINANCE <br /> <br />LIGHTING <br />~ In all commercial, industrial or multi-family zoning districts, any lighting used to illuminate of street <br />parking and driving areas, signs, or structures must consist of downcast style fixtures with a <br />concealed or shielded light source to prevent glare or spill to adjacent right-of-way or properties. <br />~ Pole mounted lighting in commercial, industrial or multi family zoning districts cannot have pole <br />heights exceeding 20 feet. Pole heights exceeding 20 feet for larger commercial or industrial parking <br />areas (exceeding 120 stalls or sites with developed are of greater than 2.5 acres), or outdoor <br />recreational facilities in al zoning districts may be considered with review and issuance of a <br />conditional use permit. <br />~ No lights or combination of lights that cast light upon a public street can exceed one-foot candle <br />meter reading as measured at the edge of the roadway. No light or combination oflights that cast <br />light upon a residentially zoned property can exceed .4 foot-candle meter reading as measured at the <br />residential property line.
