<br />. <br /> <br />e <br /> <br />e <br /> <br />~ Direct or sky-reflected glare, whether from floodlights or nom high temperature processes, such as <br />combustion or welding, can be directed onto any adjoining property. No flickering or flashing lights <br />are allowed. Lighting cannot be placed on a site it the light source or it reflected image can be viewed <br />directly nom a location off the site. <br />~ The city requires the submission of a light distribution plan to ensure compliance with the intent of <br />the ordinance for all new commercial, industrial, or multi-family developments, as well as <br />commercial, industrial, or multi-family redevelopments or additions which exceed 20% of the floor <br />area of the principal structure. The plan must include the type, arrangement of proposed lighting, and <br />proposed lighting levels in foot-candles at all location on the site including its property boundaries <br />and edge of all adjacent roadways. <br /> <br />LANDSCAPING <br />Where natural materials, such as trees or hedges, are approved in lieu of the required screening by means <br />of walls or fences, density and species of plantings must achieve 90% opaqueness year round. <br /> <br />FENCES <br />In commercial an industrial zones: <br />Fences cannot exceed 7 feet in height above the ground level and the use of barbed wire is prohibited <br /> <br />P ARKJNG <br />Design, Maintenance, and Installation <br />~ All open automobile parking areas in commercial and industrial districts, containing more than 4 <br />parking spaces must be effectively screened on each side adjoining or fronting on any residential <br />property by a wall or fence that conforms with the ordinance. <br />~ Illumination of an off street parking area must be arranged so as not to project or reflect rays of light <br />into adjacent residential districts and so as not to create a traffic hazard on adjacent streets. <br /> <br />Required Spaces <br />Supermarkets, discount houses, mail order outlets, retail stores and other stores with high customer <br />volume: I space1200 sf. floor area. <br /> <br />LOADING SPACES <br />In commercial and industrial districts: <br />Location: <br />~ All required loading spaces must be located on the same lot as the use to be served and not portion of <br />any vehicle shall, while occupying or servicing any loading space, project into a street or drive aisle. <br />~ All required loading spaces must be located primarily in the rear yard and secondarily in the side <br />yard. <br />~ When loading spaces are adjacent to a residential district, additional screening must be used as <br />outlined in the screeninglbuffers section. <br />~ The only time a loading space may be allowed in a front yard is when there exists more than one <br />frontage on a public right-of-way.
