COMMERCIAL ZONING DISTRICTS--REOUlREMENTS <br /> <br />SCREENING AND FENCING <br />In the B-l, B-2, B-3, F-l, F-2, F-3 districts: <br />The city may require the screening (through berms, vegetation, or buffer strips) or fencing of any side or <br />rear yard facing a residential district in conformance with the city's screening and landscaping <br />requirements. <br /> <br />SHOPPING CENTER DISTRICT <br />Purpose and Scope: <br />This zoning classification is reserved for modem retail shopping facilities of integrated design in <br />appropriate locations. Normally, this zoning classification will not be given to specific undeveloped <br />parcels; rather, the general location of potential shopping center sites will be indicated on the <br />comprehensive plan to allow maximum flexibility in development. Potential shopping center sites should <br />be zoned after there is actual need shown and construction of the center can be expected within 2 years <br />following such zoning. <br /> <br />Height.
