COMMERCIAL ZONING DISTRICTS--REOUlREMENTS SCREENING AND FENCING In the B-l, B-2, B-3, F-l, F-2, F-3 districts: The city may require the screening (through berms, vegetation, or buffer strips) or fencing of any side or rear yard facing a residential district in conformance with the city's screening and landscaping requirements. SHOPPING CENTER DISTRICT Purpose and Scope: This zoning classification is reserved for modem retail shopping facilities of integrated design in appropriate locations. Normally, this zoning classification will not be given to specific undeveloped parcels; rather, the general location of potential shopping center sites will be indicated on the comprehensive plan to allow maximum flexibility in development. Potential shopping center sites should be zoned after there is actual need shown and construction of the center can be expected within 2 years following such zoning. Height. Bulk and Setback Requirements Maximum height: 45 feet Front yard setback 50 feet Rear Yard setback: 35 feet, 50 feet from a major road Minimum lot area & leasable area: Regional Center: e 50 acres, 500,000 sf. Community Center: Neighborhood Center: Maximum building coverage: 10 acres, 100,000 sf. 5 acres, 35,000 sf. 20% Miscellaneous Shopping Center District Requirements ~ An overall concept plan must be submitted by the developer and approved by the city including architectural style of all structures, parking, driveways, landscaping, and screening and adequate spaces for future community facilities when the facilities are to be part of the center. MISCELLANEOUS REOUlREMENTS--OTHER SECTIONS OF THE ORDINANCE LIGHTING ~ Light cast upon a public street cannot exceed 1 foot candle as measured from the centerline of the street. ~ Any light cast upon a residential property cannot exceed .4 foot candles (meter reading) as measured from the residential property. .
