<br />. <br /> <br />e <br /> <br />. <br /> <br />SCREENING <br />~ Where any business or industrial use is adjacent to a property zoned or developed for <br />residential use, that business or industry must provide screening along the boundary of <br />the residential property. Screening must also be provided where such uses are across <br />the street from a residential zone. <br />~ Where any off-street parking areas contains more than 4 stalls, screening must be <br />placed on each side adjoining residential use or a public street. <br />~ Where the driveway to a parking area of more than 6 parking spaces is within 30 feet <br />of an adjoining residential use or zone, screening of the driveway is required. <br />~ All loading docks must be screened from view on the property=s street frontages or <br />rrom the district boundary by a wall, earth benn or plant material or a combination of <br />these at least 10 feet in height. Walls must be designed to be harmonious with the <br />structure having the loading dock. <br />~ All mechanical equipment located on the roof or perimeter of the structure must be <br />screened. <br />~ All exterior storage must be screened from view except merchandise being displayed <br />and materials and equipment being used for construction on the premises. The <br />screening must be accomplished to a height and depth consistent with the size and <br />extent of the storage area. <br />~ Screening must be installed so as to block direct vision consistent with the following: <br />~ A fence or wall not less than 5 feet high, but not extending within 15 feet of any street <br />or driveway <br />~ Earth benns at least 4 feet in height together with compact evergreen or deciduous <br />hedge and over an understory trees in a buffer strip at least 12 feet in width. At <br />planting, hedge material must be at least 2 1/2 feet in height and deciduous trees must <br />be at least 5 feet in height with a minimum of2 1/2 inches in diameter. Coniferous <br />trees must be at least 4 feet in height. <br /> <br />LANDSCAPING <br />~ All developed area must provide a landscaped yard along streets. The yard must be at <br />least 20 feet deep, measured from the street right-of-way line. This yard must be kept <br />clear of storage, structures and off street parking. <br />~ Each side yard must have a minimum of 10 feet of landscaped area and each rear yard <br />must have at least 20 feet. <br /> <br />P ARKJNG <br />~ No off-street parking is allowed within 20 feet of any public street. <br />~ No off-street open parking area with 4 or more stalls can be located closer than 20 feet <br />from an adjacent lot zoned or used for residential purposes. <br /> <br />Space Requirements <br />Retail shopping, including discount establishments: 1 spacel185 sf. retail space <br /> <br />RoseviJ]e Shopping Center District Study <br /> <br />Phase I Report <br /> <br />Page 70 <br />
