LOUIS PARK <br /> <br />COMMERCIAL ZONING DISTRlCTS--OVERVIEW <br /> <br />Commercial zoning districts: <br />C-l Office and Limited Commercial <br />District <br />C-2 Neighborhood Commercial District <br /> <br />C-3 Central Business District <br />C-4 Fringe Centra] Business District <br />C-5 Highway Commercial <br /> <br />District that most closely resembles Roseville's SC Shopping Center District: <br />C-5 Highway Commercial District <br /> <br />COMMERCIAL ZONJNG DISTRlCTS-- REQUIREMENTS <br /> <br />SETBACKS-ADJACENT TO RESIDENTJAL <br />In C-I districts: <br />There shall be no required side yard unless the side yard abuts an "R" use district, when it shall be <br />the same as the side yard required in the AR@ use district. <br /> <br />In C-2 districts: <br />~ There shall be no required side yard for buildings under 35 feet in height unless the side yard <br />abuts an "R" use district. If that is the case, the required side yard shall be the same as the <br />required side yard for the abutting "R" use district. The required side yards for buildings over <br />35 feet in height shall be 15 feet unless the side yard abuts an "R" use district when it shall be <br />15 feet plus 1 foot for each foot of building height in excess of 3 5 feet. <br />~ There shall be no required rear yard for buildings under 35 feet in height unless the rear yard <br />abuts an "R" use district. If that is the case, the required rear yard shall be 15 feet. The <br />minimum rear yard for buildings over 35 feet in height shall be 2 the building height unless it <br />abuts an "R" use district and then the required rear yard shall be equal to the building height. <br /> <br />COMMERCIAL RESTRICTIONS AND PERFORMANCE STANDARDS <br />All Commercial Districts: <br />~ Access for all commercial uses shall be from a roadway identified in the Comprehensive Plan <br />or as a collector or arterial or otherwise located so that access can be provided without <br />generating significant traffic on local residential streets. <br /> <br />Animal Handling <br />In C-l and 0..2 districts: <br />~ No animals or pens shall be kept outside the building or cause offensive noise or odor <br />discernable at the property line of the lot on which the activity is conducted. <br />~ Where animals are boarded, the facility shall be located a minimum of 100 feet from abutting <br />properties in an "R" use district. <br /> <br />Roseville Shopping Center District Study <br /> <br />Phase I Report <br /> <br />Page 72 <br />
