Restaurants, Clubs and Lodges w/o Liquor In C-I, C-2, 0 districts: ~ Buildings shall be located a minimum of 25 feet of any "R" use district. ~ A bufferyard "E" shall be installed and maintained along all property lines which abut property in an "R" use district. This bufferyard shall at a minimum include a berm B-2 (3 ft. earth berm) or fence F5 (6 foot masonry wall). Food Service In C-l and C-2 districts: ~ A bufferyard "D" shall be provided along all property lines which abut property in an "R" use district. ~ Buildings shall be located a minimum of 25 feet from any "R" use property. Motor Fuel Stations In C-l, C-2, 0 districts: ~ Allowed as a conditional use ~ Hours of operation shall be between 6:00 a.m. and 11 :30 p.m. (C-l only) ~ A bufferyard "F" shall be constructed along all lot lines abutting property which is located in an "R" use district and said bufferyard shall include at a minimum a wall F6 (8 foot masonry wall) as described under section 14:6-4; said wall shall be adequately maintained. Application of this provision shall not require a wall within the required front yard. ~ No public address system shall be audible from any property located within an "R" use district. Parks and Recreation In C-2, 0 districts: ~ Facilities within 300 feet of a property in an "R" use district that require night lighting shall be lighter according to a lighting plan approved by the director of public works which shall include fixture specifications and demonstrate that off site impacts will be minimized. Such facilities shall have a bufferyard "F" located along the property lines of the facility which abut an "R" use district. ~ The principal structure shall be located a minimum of 50 feet from a lot in an "R" use district. Restaurants, Clubs and Lodges with Liquor In C-2, 0 districts: ~ Allowed only by conditional use ~ The building housing the use shall be located a minimum of 100 feet from any property located within a "R" use district. ~ A bufferyard "F" shall be installed and maintained along all property lines which abut property in an "R" use district. This bufferyard shall at a minimum include a berm B-2 (3 ft. earth berm) or fence F5 (6 foot masonry wall). ~ All loading shall be done within a structure or in an area screened from view with a wall of the same material as the building.
