However, should the City Council
adopt regulations allowing flag lots, Mr. Eggessa would be required to proceed through
a completely different process regarding his proposal. Further, the City Council would
still need to act on the initial variance request.

1.4 Staff requests that the City Council act on Mr. Eggessa's variance request prior to the
60 day extension deadline of August 23 and prior to the adoption of an ordinance
regulating and allowing flag lots.

2.0 REQUESTED ACTION

2.1 Seth Eggessa is requesting a variance from Section 1004.02(D) of the City Code to
reduce the width of two single family residential lots. The proposal includes a reduction
in the width from 85 feet to 66 feet and a reduction in the square footage for one parcel
from 11,000 to 8,910. The current lot encompasses 35,420 square feet, has a depth of
267 feet and width of 132.56 feet.

2.2 Parcel "A" is proposed at a width of66 feet, a depth 135 feet, and containing 8,910
square feet. Parcel "B" is proposed as a flag lot with 66.65 feet of width in the front,
132.56 in the rear and a variable depth of 165 feet (north) and 267 feet (south).

(X O-v (A
L1J _v'--

PF3118 - RCA (080999).doc Page 1 of 4
