The property is zoned R- <br />1, Single Family Residential, and the Comprehensive Plan identifies the property as <br />Low Density Residential. All adjacent land uses are single family residential. The <br />parcel is 35,420 square feet in area, with 132.56 feet of frontage and 267 feet of depth. <br /> <br />2.4 Mr. Eggessa is requesting a variance from Section 1004.02(D) ofthe City Code to reduce <br />the minimum lot width of two lots from 85 feet to 66 and 66.56 feet for the purpose of <br />splitting the existing parcel (132.56 feet wide) into two parcels. The resulting parcels <br />will have the required lot depth; 77.6% and 78.3 % of the required lot width; and 81% <br />and 240.8% and of the required lot area. Other parcels in the immediate vicinity of the <br />site (notification area - 350 feet radius) range in width from 66 feet to 126 feet and have <br />square footage from 14,322 to 33,642 square feet. <br /> <br />2.5 The existing home dates prior to 1959 and is considered a pre-existing condition and <br />does not require a side yard variance. However, a variance is necessary to reduce the <br />square footage requirement for Parcel "A" from 11,000 to 8,910 square feet. <br /> <br />2.6 Mr. Eggessa has proposed to remove the existing garage from Parcel "B" to allow <br />construction of a single family home in the rear of the parcel. The existing home would <br />remain. The site plan shows a house 178 feet from Cleveland Avenue and indicates a 50 <br />foot rear yard setback and a 29 foot and a 35 foot side yard setback. The proposed <br />home is oriented to provide an adequate front and rear yard as well as creating the <br />same for the existing home. The building plans illustrate a two-story home including a <br />two car attached garage, four bedrooms and three baths, with approximately 1,380 <br />square feet of floor area on the main level. As proposed, the home would also have a <br />full basement. <br /> <br />2.7 Section 1004.02(D) ofthe City Code requires a minimum lot width of 85 feet and a <br />minimum lot area of 11,000 square feet for lots in an R-l zoning district. <br /> <br />Section 1013.02 outlines the procedure for considering a request for a variance. <br /> <br />Section 1104.04(E) outlines the procedure for considering a request for a minor <br />subdivision if three or fewer parcels are created. <br /> <br />PF3118 - RCA (080999).doc Page 2 of 4 <br />
