<br />2.2 Mr. Eggessa is requesting a variance from Section 1004.02(D) of the City Code to reduce <br />the minimum lot width of two lots from 85 feet to 66 and 66.56 feet for the purpose of <br />splitting the existing parcel (132.56 feet wide) into two parcels. The resulting parcels <br />will have the required lot depth; 77.6% and 78.3 % of the required lot width; and 81 % <br />and 240.8% and of the required lot area. Other parcels in the immediate vicinity of the <br />site (notification area - 350 feet radius) range in width from 66 feet to 126 feet and have <br />square footage from 14,322 to 33,642 square feet. <br /> <br />2.3 The existing home dates prior to 1959 and is considered a pre-existing condition and does <br />not require a side yard variance. However, a variance is necessary to reduce the square <br />footage requirement for Parcel" A" from 11,000 to 8,910 square feet. <br /> <br />2.4 Mr. Eggessa has proposed to remove the existing garage from Parcel "B" to allow <br />construction of a single family home in the rear of the parcel. The existing home would <br />remain. The site plan shows a house 178 feet from Cleveland Avenue and indicates a 50 <br />foot rear yard setback and a 29 foot and a 35 foot side yard setback. The proposed home <br />is oriented to provide an adequate front and rear yard as well as creating the same for the <br />existing home. The building plans illustrate a two-story home including a two car <br />attached garage, four bedrooms and three baths, with approximately 1,380 square feet of <br />floor area on the main level. As proposed, the home would also have a full basement. <br /> <br />2.5 <br /> <br />Section 1004. 02(D) of the City Code requires a minimum lot width of 85 feet and a <br />minimum lot area of 11,000 square feet for lots in an R-l zoning district. <br /> <br />'" <br /> <br />Section 1013.02 outlines the procedure for considering a request for a variance. <br /> <br />~ <br /> <br />Section 11 04.04(E) outlines the procedure for considering a request for a minor <br />subdivision if three or fewer parcels are created. <br /> <br />Section 1103.04 outlines the requirements for drainage easements and Section 1103.07 <br />outlines the requirements for parkland dedication. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 In reviewing this request, staff made the following findings: <br /> <br />1. Section 1004.02(D) requires a minimum lot width of 85 feet and a minimum lot <br />area of 11,000 square feet for interior lots in an R-l zoning district. Based on the <br />proposal, (Parcel" A" at a width of 66.0 feet and an area of 8,91 0 square feet and <br />Parcel" B" at a width of 66.56 and an area of 26,484 square feet) two variances <br />are necessary to proceed with the minor subdivision request. Variances could be <br />reduced to one, lot frontage (85 feet) if modifications were made to the proposal. <br /> <br />2. There is a wide range of parcel size in this neighborhood, with lot areas ranging <br />from 8,960 square feet to 43,750 square feet and lot widths ranging from 66 feet <br />to 175 feet. <br /> <br />PF3118 - RCA(052499) Page 2 of 2 <br />
