<br />June 11, 1999 <br /> <br />Michael and Mary Dietz <br />373 Maple Lane Court <br />Roseville, Minnesota 55113 <br /> <br />HE: Request for a driveway Setback Variance <br /> <br />Dear Mr. and Mrs. Dietz: <br /> <br />The Planning Commission, at their meeting ofJune 9, 1999, reviewed your application for a <br />variance from Section 703.04 of the City Code relating to reduction of the required driveway <br />access point setback from a street corner from 30 feet to 21 feet. This request is prompted by <br />the City's pavement Management Plan and reconstruction of Maple Lane court. <br /> <br />Based on staff findings outlined below, the Planning Commission recommended your request <br />be approved: <br /> <br />Section 1013.02 requires the applicant to demonstrate a physical hardship and to <br />demonstrate that no practical alternatives exist that would reduce the need for a <br />variance. <br /> <br />The grade of the existing driveway exceeds the City's current threshold of 10% and if <br />relocated the new driveway would be even greater in order to match into the garage <br />and roadway. <br /> <br />Relocating the driveway would not allow ample room to properly taper the driveway to <br />the garage and would require the utilization additional front yard area. <br /> <br />The proposed variance, if granted, will not adversely affect the public health, safety, or <br />general welfare, provided standards/conditions are attached to insure that <br />redevelopment of the site is completed in accordance with the plans proposed by the <br />applicant <br /> <br />Your application, together with the Planning Commission's recommendation, will be forwarded <br />to the City Council on Monday, June 29th for final action. The City Council meeting starts at <br />6:30 p.m., and is held in the Council Chambers of the City Hall.
