<br />on an adjacent parcel. We've discovered demand for condominium and one-level <br />townhome units in Roseville and surrounding communities. Many individuals are moving <br />from their single family homes and are seeking dwellings requiring lower maintenance, <br />but still offering the same kind of amenities and spaces found in single family homes. <br /> <br />The plan attached to this application indicates grading and drainage for the site. The <br />topography is relatively flat, dropping about three feet from the west end to the east end. <br />The site will be graded to drain to the east to a newly created detention pond on the <br />condominium site. The construction of the proposed townhome development will <br />necessitate the removal of the asphalt currently covering the parcel. In the end, less <br />impervious surface will be present on the site, creating less run-off than is present today. <br /> <br />Landscaping of the site will include sod and appropriate planting of trees and shrubs. A <br />landscape plan is forthcoming. <br /> <br />We believe the proposal before you, for the construction of twelve townhomes, will have <br />minimal impact on the surrounding area and community. One-level townhomes will not <br />impose visually on the existing homes to the north or the three-story condominium <br />structure to the south. The surrounding area will experience a minimal increase in traffic, <br />but will also see the removal of a large and unsightly asphalt surface and the construction <br />of housing that is in demand in Roseville and S1.
