Inc. <br />Re: Townhome development <br /> <br />Attached, please find preliminary plans for a development of twelve townhomes to be <br />built on a parcel located benveen Old Highway 8 and State Highway 88 near County <br />Road C2 in Roseville. <br /> <br />This property is approximately 416 feet long and 125 feet wide. It is presently covered <br />with asphalt, having been used as a parldng area for Medtronic previously. The property <br />is bordered by the Executive Manor condominiums to the south and single family <br />housing to the north. It is currently zoned B-1. The Roseville comprehensive plan <br />designates the property as high density residential. ' <br /> <br />This property is an anomaly in that the west end actually lies in the Village of 8t. <br />Anthony in Hennepin County. The original zoning of the small portion in St. Anthony <br />was light industrial, however, a zoning change to R-4 was granted to Mendota Homes, <br />Inc. last year in anticipation of development of the parcel. We understand that we'll be <br />working with both the City ofRoseville and St. Anthony Village to develop this parce1. <br /> <br />We propose construction of twelve rambler-style townhomes with full basements, <br />situated in three dusters of four units. Each unit would feature approximately 987 <br />finished square feet on the main living level with the same finished in the lower level, <br />allowing for two bedrooms on the main floor and one bedroom plus additional living <br />space in the lower level. Double, attached garages and "look-out" style windows in the <br />lower level are additional features, The property would be accessed by a private drive <br />from Old Highway 8. Sale prices will range from $140,000 to $170,000. <br /> <br />We feel that townhome development of this parcel is not only consistent with <br />surrounding land use, but is also consistent with long-range planning for this area of <br />Roseville. At this stage, we are seeking input into this development design.
