<br />~ <br />, ;;. <br /> <br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 06/09/99 <br />ITEM NO: 6(f) <br /> <br /> <br />Manager Approved: <br /> <br />Agenda Section: <br />PUBLIC HEARINGS <br /> <br />property located at 3075 <br /> <br />Sybil Smith driveway setback varIance for <br />Woodbridge Street (PF3124). <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Sybil Smith is requesting a 10.3 foot variance from Section 703.04 of the City Code to <br />reduce the required driveway setback from 30 feet to 19.7 feet. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Ms. Smith owns the property located at 3075 Woodbridge Street. The property is zoned <br />R-l, Single Family Residential, and the Comprehensive Plan identifies the property as <br />Low Density Residential. <br /> <br />2.2 The City's Pavement Management Program and the reconstruction of Woodbridge Street <br />have prompted the variance request. <br /> <br />2.3 The proposed reduction of this setback would enable Ms. Smith to maintain her driveway <br />in its exact location. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 Section 703.04B( 4) requires a minimum driveway access point setback from a street <br />comer of 30 feet. Based on the proposal a variance is necessary to allow the existing <br />driveway to remain. <br /> <br />/2 The Pavement Management Program and its reconstruction of Woodbridge Street have <br />initiated this request. <br /> <br />3.3 Section 1013.02 requires the applicant to demonstrate a physical hardship and to <br />demonstrate that no practical alternatives exist that would reduce the need for a variance. <br /> <br />/ 3.4 Relocating the access point to meet the 30 foot setback require the relocation of a US <br />West utility box and the removal/relocation of an existing shrub. <br /> <br />PF3124 - RPCA (06/09/99) - Page 1 of2 <br />
