<br />,<' <br /> <br />REQUEST FOR CITY COUNCIL ACTION <br /> <br /> <br />DATE: 06/29/99 <br />ITEM NO: D- 4 <br />Agenda Section: <br />CONSENT <br />Sybil Smith driveway setback variance for property located at 3075 <br />Woodbridge Street (PF3124). <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Sybil Smith is requesting a 10.3 foot variance from Section 703.04 of the City Code to <br />reduce the required 30 foot driveway setback adjacent a public street, to 19.7 feet. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Ms. Smith owns the property located at 3075 Woodbridge Street. The property is zoned <br />R-l, Single Family Residential, and the Comprehensive Plan identifies the property as <br />Low Density Residential. <br /> <br />2.2 The City's Pavement Management Program and the reconstruction of Woodbridge Street <br />have prompted the variance request. <br /> <br />2.3 The proposed reduction of this setback would enable Ms. Smith to retain her driveway in <br />its current location. <br /> <br />Code Requirement Current Location <br />30 feet 19.7 feet <br /> <br />Applicant Request <br />19.7 feet <br /> <br />Variance Required <br />10.3 feet <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 Section 703.04B(4) requires a minimum driveway access point (apron) setback from a <br />street corner of 30 feet. Based on the proposal a variance is necessary to allow the <br />existing driveway to remain. <br /> <br />3.2 Due to the City's Pavement Management Program and the reconstruction of Woodbridge <br />Street, Ms. Smith was required to apply for a variance if she wanted to keep her driveway <br />in its current location. <br /> <br />3.3 Section 1013.02 requires the applicant to demonstrate a physical hardship and to <br />demonstrate that no practical alternatives exist that would reduce the need for a variance. <br /> <br />PF3124 - RCA(062999) Page 1 of 2 <br />
