<br />/ <br /> <br />\-y<; <br />:7 <br /> <br />o OPus. <br /> <br />Ms. Cathy Bennett <br />March 30, 1999 <br />Page 2 <br /> <br />On Lot 5 which is the 4.5 acre site just south of India Handicrafts, we are in the design <br />. stages with a company named Sebesta Blomberg & Associates for an approximate 50,000 <br />square foot one-story office building to be constructed on this property. Although this <br />project has not been fmalized, we anticipate having this project solidified within the next <br />2-3 weeks. Current schedule calls for a December 1, 1999 occupancy and when fully <br />staffed, Sebesta will employ 200+ employees. <br /> <br />Assuriringthis project is completed, this; will finish the entired~velopment of Gateway <br />Business Park as there will be no remaining lots available for development. In the <br />selection of both Prime Source and Sebesta, we came across and had to turn down a <br />considerable number of potential build-to~suit projects, but based on the use, number of <br />employees, type of operation, we feel we have selected the two best companies for this <br />project. Some of the other interested prospects ranged from trucking companies, <br />distribution uses that needed 32' to 40' clear ceiling heights with minimal employee base, <br />or a delivery company with a high number of employees in the $8-$ 12/hr. range and also <br />needed storage for 300+ vehicles stored outside on the premises. <br /> <br />Cathy, I hope this is the type of information and in the format you can use for your <br />reportings.
