<br />1-35 Business Center (Speculative Office Warehouse):

<br />We currently have two leases signed; one with Ecolab for approximately 20,000 square
<br />feet that took occupancy in 1998, the other with NOW Micro for approximately 12,400
<br />square feet that took occupancy March 1, 1999. We are currently in final lease
<br />negotiations with J.C. Penney for approximately 45,000 square feet. They are scheduled to
<br />take occupancy in June and will employ approximately 40 people. We are also in
<br />preliminary discussions with approximately five other companies ranging in size from
<br />12,000 square feet to 25,000 square feet to lease the balance of the building. They range in
<br />tYpe of operation from small distribution companies to medical research. companies. It is
<br />our hope to have this building fully occupied by mid-summer 1999.

<br />We continue to have approximately 2-3 showings per week for the building and are
<br />continuing to send out mailers, brochures, and periodic advertising in the trade journals.

<br />Vacant Lots:
<br />
<br />As you are already aware, approximately nine months ago we completed a build-to-suit for
<br />India Handicrafts, a 60,000 square foot office/warehouse building that is owned by them.
<br />They employ approximately 12 people, two of them on a part-time basis.
<br />
<br />We have just recently signed a lease for a build-to-suit office/warehouse project with a
<br />company named Prime Source Corporation, currently located in Mendota Heights,
<br />Minnesota. The building is approximately 78,000 square feet with 23,000 square feet of
<br />finished office space, and the balance to be finished as warehouse space. Scheduled
<br />occupancy is December 1,.1999. When fully occupied the building will house
<br />approximately 125 employees, of which about 80 are general Qffice'workers including 10
<br />executives. This proJect will encompass Lots 2 and 4 and have expansion capabilities of
<br />approximately an additional 20,000 square feet
