<br />7\-10 <br /> <br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 06/09/99 <br />ITEM NO: 6(d) <br /> <br /> <br />pproval: <br /> <br />Agenda Section: <br />PUBLIC HEARINGS <br /> <br />Michael Davis driveway setback variance for property located at 2687 <br />Woodbridge Street (PF3126). <br /> <br />Manager Approved: <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Michael Davis is requesting a variance from Section 703.04 related to driveway width <br />and related to the side yard setback. The City Code requires a maximum width 26 feet <br />and a side yard setback of five (5) feet. Currently Mr. Davis has a driveway width of 32 <br />feet and a side yard setback of zero, with instances of encroachment on the neighboring <br />property . <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Mr. Davis owns the property located at 2687 Woodbridge Street. The property is zoned <br />R-l, Single Family Residential, and the Comprehensive Plan identifies the property as <br />Low Density Residential. <br /> <br />2.2 The City's Pavement Management Program and the reconstruction of Woodbridge Street <br />have initiated this variance request. <br /> <br />2.3 The proposed reduction of this setback would enable Davis to maintain his driveway in a <br />similar fashion to the current design. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 Section 703.04B(I)(a) of the City Code requires only a maximum driveway width of26 <br />feet within the city right-of-way or roadway/boulevard area. <br /> <br />3.2 Section 703.04B(9) of the City Code requires a minimum side yard driveway setback of <br />five (5) feet. <br /> <br />3.3 Based on the proposal, a variance is necessary from each of these Sections in order to <br />allow the existing driveway to remain. <br /> <br />3.4 Driveway width on private property can be greater in width than 26 feet depending on the <br />width and number of garage stalls. <br /> <br />PF3126 - RPCA (06/09/99) - Page 1 00 <br />
