<br />3.0 Staff Findings & Conditions <br /> <br />3.1 The two proposed lots will meet the dimension and area requirements for new lots created <br />within the R-l zoning district. <br /> <br />3.2 Removal of all existing structures/debris must occur prior to the issuance of building <br />permits. <br /> <br />3.3 The two lot minor subdivision shall be recorded within 60 days from the City Council <br />approval date. <br /> <br />3.4 A detailed grading plan with building slab elevation and drainage direction must be <br />submitted to the City Engineer for review and approval prior to building permit issuance. <br /> <br />3.5 New sewer and water service is required for both lots. The connection to the City system <br />must be approved by the City Engineer. A new sewer availability charge (SAC) will be <br />placed on the newly created lots and collected with the building permit. <br /> <br />3.6 Deferred assessment for sanitary sewer totaling $1,782.47 and for watermain totaling <br />$1,302.58 shall be paid to the City at the time of building permit issuance. <br /> <br />3.7 The City Engineer will must review and approve all utility easements, roadway <br />easements, and driveway curb cuts along Dale Street prior to the issuance of building <br />permits. <br /> <br />4.0 Staff Recommendation <br /> <br />The City staff has reviewed this minor subdivision proposal and it meets the <br />requirements of the Comprehensive Plan and Zoning Ordinance. Based on these <br />fmdings and subject to the conditions listed in Section 3.2 through 3.7, the City staff <br />recommends approval of the proposed minor subdivision by Mr. William Boyd. <br /> <br />5.0 Suggested City Council Action <br /> <br />By motion, approve (deny) Mr. Boyd's request for a two lot minor subdivision of <br />property that lies directly north of 2774 Dale Street North (pID # 012923320014 and <br />PID # 012923320014), subject to the conditions listed in Section 3.2 through 3.7 of the <br />Report for Council Action dated 7/12/99. <br /> <br />Attachments: Property location map, survey of proposed minor subdivision, aerial photo. <br />60-day Time Limit: application accepted on June 11, 1999; decision deadline is August 9, 1999. <br />Prepared by: Thomas Paschke (490-2236) <br /> <br />Q:\Planning Files\3131_Boyd,Wm\RCA (071299).doc <br /> <br />RCA (07 I 299)Page 2 of 2 <br />
