<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br />DATE: 07/12/99 <br />ITEM NO: 1-5 <br /> <br /> <br />Manager Approved: <br />~d <br /> <br />William Boyd request for a minor subdivision of two vacant parcels <br />located directly north of 2774 Dale Street. (PF3131) <br /> <br />Agenda Section: <br />HEARING <br /> <br />1.0 Requested Action <br /> <br />1.1 William Boyd is requesting approval of a two lot, minor subdivision that would divide <br />two existing parcels located between 2774 Dale Street and 604/608 Terrace Court into <br />two residential lots for construction of single family homes. <br /> <br />2.0 Background <br /> <br />2.1 The two existing parcels lie in a Single Family Residential zoning district (R-1), one <br />having a width of 15 feet and a depth of 124.92 feet, and the other having a width of <br />164.82 and a depth of 124.91. Single family homes lie to the south, east and west and <br />town homes lie to the north of these parcels. <br /> <br />2.2 The north parcel is legally described as North Dale Park except the South 275 feet of <br />Lot 10, Block 1 (pID # 012023320014) and the south parcel is legally described as <br />North Dale Park, North 168 feet of the South 275 feet of Lot 10, Block 1 (PID # <br />012923320016). <br /> <br />2.3 Mr. Boyd is requesting a minor subdivision to create two parcels out of the existing two <br />parcels that exceed the minimum standards of the R-l Single Family Residential District. <br />No new street or utility construction is necessary to serve the proposed lots. Sewer and <br />water laterals and curb cuts (driveway access aprons) will be necessary. <br /> <br />2.4 Section 1104.04E, City Code, outlines the procedure for a minor subdivision. No <br />hearing or Planning Commission review is necessary. A hearing is held by the City <br />Council. If the request is approved, the City staff, prior to recording with the Ramsey <br />County Recorder, reviews a certificate of survey and or a quick claim deed for <br />compliance with the Council's approval. <br /> <br />2.5 The request would create two parcels, Parcel A and Parcel B. Parcel A would be <br />88.50 feet in width, 124.92 feet in depth and 11,055.42 square feet in size. Parcel B <br />would be 91.32 feet in width, 124.91 feet in depth and 11,406.78 square feet in size. <br /> <br />RCA (07 I 299)page I of2 <br />
