<br />CD <br /> <br />July 22,1999 <br /> <br />Mr. Jay Thompson <br />2800 Lakeview Avenue North <br />Roseville, Minnesota 55113 <br /> <br />RE: Request for a minor subdivision, 2800 Lakeview Ave.(PF3132) <br /> <br />Dear Mr. Thompson: <br /> <br />The purpose of this letter is to verify that the Roseville City Council, at their meeting of <br />July 12,1999, approved your request for a two-lot minor subdivision of 2800 Lakeview <br />Avenue, subject to staff findings and the following conditions: <br /> <br />1) The two proposed lots will meet the dimension and area requirements for <br />new lots created within the R-1 zoning district. <br /> <br />2) The two lot minor subdivision shall be recorded within 60 days from the City <br />Council approval date. <br /> <br />3) A detailed grading plan with building slab elevation and drainage direction <br />must be submitted to the City Engineer for review and approval prior to <br />building permit issuance. <br /> <br />4) New sewer and water service is required for Parcel A, which location must be <br />approved by the City Engineer. A new sewer availability charge (SAC) will be <br />placed on the newly created lots and collected with the building permit. <br /> <br />5) The applicant must provide the City with a roadway easement 17 feet in <br />width for the length of the parcel. This easement shall be reviewed and <br />approved by the City Engineer and recorded at the time the minor <br />subdivision is recorded with the Ramsey County Recorder.
