(PF3132) <br />0'2.- $) -OOL)k. <br />1.0 Requested Action <br /> <br /> <br />1.1 Jay Thompson is requesting approval of a two lot minor subdivision that would divide <br />the existing parcel located at 2800 Lakeview Avenue two residential lots . The new <br />parcel would allow for construction of one single family home. <br /> <br />2.0 Background <br /> <br />2.1 The existing parcel, 2800 Lakeview Avenue, lies in a Single Family Residential zoning <br />district (R-1) and has a width of 180.02 feet, a depth of 300.04 feet and is 54,013.2 <br />square feet in size. Single family homes lie to the north, south, east and west of this <br />parcel. The parcel size in this zoning district is 11 ,000 square feet. <br /> <br />2.2 The parcel is legally described as the West 300 feet of the North 180 feet of the South <br />480 feet of Government Lot 3, Section 2, Township 29, Range 23, according to US <br />Boundary Survey thereof and subject to road over west 10 feet. (PID # <br />0122923310046). <br /> <br />2.3 Mr. Thompson is requesting a minor subdivision to create two parcels out of the <br />existing large single parcel, meeting or exceeding the minimum standards of the R-l <br />Single Family Residential District. No new street or utility construction is necessary to <br />serve the proposed lots. Sewer and water laterals, utility easements, and curb cuts <br />(driveway access aprons) will be necessary. <br /> <br />2.4 On December 12, 1988, the Roseville City Council approved a two lot split for this parcel <br />that included a lot with a width of 85 feet and a depth of 150 feet. The split was never <br />recorded. <br /> <br />2.5 Mr. Thompson is interested in splitting this parcel in a similar fashion, creating a parcel <br />that has a width of95.01 feet and a depth of 120.02, for a total of 11,403.1 square feet. <br />Mr. Thompson has indicated that the purpose of the proposed depth modification is to <br />afford a greater separation between the existing home and the newly proposed lot. <br /> <br />RCA (071299)Page 1 of3 <br />
