Two houses, one behind the other on one lot?

I watched the Roseville Planning Commission Meeting August 11, 1999. I was surprised to see a change
in the sub-division ordinance being considered allowing "flag lots", allowing construction of two houses
to be built on one lot. I am happy to say the commissioners present were giving serious consideration to
the ramifications of such a drastic change.

We have lived in Roseville for over thirty years and have always thought that existing property owners
should be considered when changes are being proposed on lot ordinances adjacent to them that would
devalue their property. We would not be affected directly by this, but I would hate to see the City start
squeezing one home behind the other on one lot just to allow more houses in Roseville.

No Roseville resident attended the Planning Commission meeting.. To my knowledge there was no
publicity or notice to residents that such an action was to be considered at this meeting.

I feel this proposed "flag lots" ordinance should not be allowed on lots with 150 feet of frontage or
less. The betterment of Roseville is the goal of this commission, I hope. In this light, I feel the present
ordinance should not be changed to allow "flag lots" .

If submitting an acceptable change to the sub-division ordinance is the Planning Commission's
responsibility, I suggest the following items be considered with others you deem pertinent.

. Buildable Area
a. size, number of sides, dimension of each four sides
b. location of each lot has reasonable area for location of the house, attached garage,
and associated decks, or patios, and that there is sufficient room for the location of the house
to be positioned to minimize the physical impacts of the lot and to be
consistent with the surrounding neighberhood
. Lots without minimum frontage.
Thank you for giving this matter serious consideration.

Sincerely,

.......'-----=-> '~ - --~.
I ,--../"" "., . . .
'''-.JZ.:/-L.L-t.-J '( ;{~t t!!ACf.(Vcd~-?)
Phyllis Christofferson
2020 N Prior Avenue
Roseville, MN 55113-5440
