Any use or structure permitted and <br />as regulated in the R-1 District except <br />as modified in this Section. <br /> <br />2. Two-family dwellings. <br /> <br />B. Permitted Accessory Uses: Any use or <br />structure permitted and as regulated <br />under permitted accessory uses in the <br />R-1 District. (Ord. 275, 5-12-59) <br /> <br />C. Uses Allowed by Conditional Use <br />Permit: Any use or structure permitted <br />and as regulated under uses allowed <br />by conditional use permit in the R-1 <br />District except beauty parlors, barber <br />Shops and funeraT chapels. ~yrd. 827, <br />9-11-78; amd. 1990 Code; amd. 1995 <br />Code) <br /> <br />D. Height, Frontage, Yard and Lot Area <br />Requirements: <br /> <br />1. No structure shall exceed two and <br />one-half (21/2) stories or thirty feet <br />(30') feet in height, whichever is the <br />lesser. <br /> <br />2. The floor area ratio within the R-2 <br />District shall not exceed 0.4. <br /> <br />3. A side street yard on a corner lot <br />shall not be less than thirty feet (30'). <br /> <br />4. Uses Allowed by Conditional Use <br />Permit: <br /> <br />1. Single-family dwellings. <br /> <br />2. Uses permitted and regulated under <br />uses allowed by conditional use per- <br />mit in the R-2 District. <br /> <br />3. Hospital, sanitariums, rest homes, <br />nursing homes. (Ord. 275, 5-12-59; <br />amd. 1995 Code) <br /> <br />4. Motels and motor hotels when lo- <br />cated on property having frontage on <br />a State or Federal highway. <br /> <br />5. Cemeteries, provided that a thirty <br />foot (30') yard shall be maintained for <br />landscaping purposes between the <br />nearest cemetery lot and all adjacent <br />land in the R Districts. <br /> <br />6.
