1004.03 1004,03: R-2 TWO-FAMILY RESIDENCE DISTRICTS: A. Permitted Uses: 1. Any use or structure permitted and as regulated in the R-1 District except as modified in this Section. 2. Two-family dwellings. B. Permitted Accessory Uses: Any use or structure permitted and as regulated under permitted accessory uses in the R-1 District. (Ord. 275, 5-12-59) C. Uses Allowed by Conditional Use Permit: Any use or structure permitted and as regulated under uses allowed by conditional use permit in the R-1 District except beauty parlors, barber Shops and funeraT chapels. ~yrd. 827, 9-11-78; amd. 1990 Code; amd. 1995 Code) D. Height, Frontage, Yard and Lot Area Requirements: 1. No structure shall exceed two and one-half (21/2) stories or thirty feet (30') feet in height, whichever is the lesser. 2. The floor area ratio within the R-2 District shall not exceed 0.4. 3. A side street yard on a corner lot shall not be less than thirty feet (30'). 4. Two-family dwellings. B. Permitted Accessory Uses: Any use or structure permitted and as regulated under permitted accessory uses in the R-2 District except as modified in this Section. C. Uses Allowed by Conditional Use Permit: 1. Single-family dwellings. 2. Uses permitted and regulated under uses allowed by conditional use per- mit in the R-2 District. 3. Hospital, sanitariums, rest homes, nursing homes. (Ord. 275, 5-12-59; amd. 1995 Code) 4. Motels and motor hotels when lo- cated on property having frontage on a State or Federal highway. 5. Cemeteries, provided that a thirty foot (30') yard shall be maintained for landscaping purposes between the nearest cemetery lot and all adjacent land in the R Districts. 6.
