<br />1. The use of the corner parcel for a four-story office structure is consistent with <br />the Comprehensive Plan, Title 10 of the City Code (Zoning), including the City's <br />design standards, and is a compatible design for the neighborhood. <br /> <br />2. Once complete the parking lot will no longer be permitted to accommodate <br />overflow parking. The 10 designated parking spaces located adjacent to Lincoln <br />Drive will also be required to be removed. Any student resident vehicles over <br />and above the 46 determined by Staff will have to be located on another lot <br />within the Northwestern College campus. <br /> <br />3. The site design, survey, landscaping. parking. and engineering issues can be <br />resolved to the satisfaction of the staff. <br /> <br />4. The construction of the four-story office building as proposed will not have an <br />adverse impact on the general public health, safety and welfare. <br /> <br />5. A revised development plan submittal will be required for review and approval <br />by staff and is necessary prior to the completion of the PUD Agreement and <br />final consideration by the City Council. <br /> <br />Based on the findings outlined above, the Planning Commission recommended approval of <br />the request to amend the PUD #1224 to allow the design and construction of a four-story <br />office/radio building totaling 40,000 square feet and a single story parking deck with the <br />following conditions: <br /> <br />1. The site must be developed in accordance with the staff corrected plans <br />submitted and approved in conjunction with the request for an amendment to <br />the approved planned unit development (site plan; grading. drainage, erosion <br />control, & utilities plan; concept landscape plan; building floor plan; and exterior <br />building elevations all dated 08/26/99). Minor variations from the approved site <br />plan may be approved by the City's Development Review Committee, under the <br />direction of the Community Development Director. However, any substantial <br />departures from the approved site plan will require another amendment to the <br />planned unit development <br /> <br />2. Final grading. storm sewer, and utility plans must be reviewed and approved by <br />the City Engineer/Public Works Director. Rice Creek Watershed District shall <br />review and comment on the proposed grading/drainage plan. <br /> <br />3.
