However, the <br />following permitted uses shall be prohibited: hospitals, sanatoriums, and rest homes,' <br />weenhouses; and lawn and garden centers. <br /> <br />9.3 Uses - Conditional. The parcel/redevelopment shall be restricted to the parameters specified <br />in the site development/landscape plan, building elevations, and supporting documents <br />submitted by the DEVELOPER. Where not superseded by more restrictive requirements <br />of this PUD, the standards of the underlying B-1 (Limited Business) zoning district shall <br />apply, as stated in Chapter 1005.02 of the Roseville City Code, The parcel may be reused <br />and/or redevelopment for any conditional use allowed in the underlying B-1 (Limited <br />Business) zoning district, provided the parking requirements of Section 1005,0 ID are met, <br />and after submittal of an appropriate application{s), required by Section 1013.01, and <br />following a hearing by the Planning Commission and approval by the City Council. <br />However, the following "B-1" CUP uses shall be prohibited: Churches; public or private <br />schools; and dog kennels. <br /> <br />9.4 Building Setbacks, Building setbacks shall be as shown on the approved site development <br />plan (Exhibit --.J. The minimum setback along Lydia Avenue shall be established at 22 <br />feet for the existing Residence Hall and 26 feet for the office/radio structure. The minimum <br />setback along Lincoln Drive shall be established at 15 feet for the Residence Hall. The <br />minimum setback along Snelling Avenue shall be established at 30 feet for the office/radio <br />structure. <br /> <br />9.5 Off-Street Parking Lot Setbacks. The off-street parking setback along Lincoln Drive shall <br />be established at 15 feet for both the surface lot and the single story parking deck. A buffer zone within the required side and rear setback areas, in <br />accordance with Section 1005.01(1) of the City Code, shall be installed between this site and <br />the adjacent residential district (Lincoln Drive) and the remaining site area shall consist of <br />grass (sod), shrubs, perennials, and trees. Landscaping shall be installed and maintained in <br />accordance with the approved landscape plan, In general, all areas of land not occupied by <br />buildings, driveways, and/or parking/loading areas shall be landscaped with vegetative <br />material approved by the Community Development Director. Trees and large shrubs shall <br />not be planted over existing utility lines. (Exhibit) <br /> <br />9. 7 Landscape Letter of Credit. Prior to the issuance of a building, grading, or excavation <br />permit by the DEVELOPER, the DEVELOPER shall have posted, with the CITY, a <br />landscape letter of credit or other security acceptable to the City in an amount equal to 150% <br />of the cost of all site landscaping and site restoration, in accordance with Section 101 0.14E <br />of the City Code. The Community Development Director, following completion of plans <br />shall determine the specific amount of this letter of credit or other security.
