<br />9.8 Building Height and Design. The office/radio building and parking deck shall be <br />architecturally designed to have the scale and massing that complements the adjacent <br />structures. The building height and design of the new addition and any exterior remodeling <br />to the existing structure shall be as shown on the approved building elevations (Exhibit ~. <br />The office/radio structure shall be a maximum of four stories above grade or a maximum <br />height from main level of _ feet. The parking deck shall be a maximum of one story <br />above grade or a maximum height from main level of 16 feet <br /> <br />9.9 Building Materials. Exterior building materials shall be as shown on the approved building <br />elevations (Exhibit ~ and shall be , to <br />complement the adjacent buildings, The color scheme for the building shall be reviewed and <br />approved by the Community Development Director prior to issuance of any building <br />permits. <br /> <br />9.10 Building Facack Improvements. The exterior of the building may include windows, access <br />doors and emergency access doors along all sides of the facade. <br /> <br />9,11 Mechanical Equipment. HV AC equipment must be located on the roof or at ground level <br />(west side) and be fully screened from view of adjacent properties. <br /> <br />9.12 Mitigation of Impact on Adjacent Residential Uses. All roof top mechanical units shall be <br />screened from view. Outdoor and exterior storage or sales display shall be prohibited. No <br />accessory buildings shall be allowed on the site. <br /> <br />9.13 Trash Handling. Trash handling shall be in accordance with Section 1010.11 of the City <br />Code, which requires trash collection areas to be within the building, Trash collection <br />activities shall be restricted to 7:00 a.m, to 6:00 p.m. Monday through Saturday. <br /> <br />9.14 Trash/Recycling Container. The trash/recycling container area shall be located in the garage <br />area, <br /> <br />9.15 Off-Street Parking. Off-street parking areas shall be improved as shown on the approved <br />site development plan (Exhibit~, and shall include hard surfacing (bituminous), concrete <br />perimeter curbing, a single level parking deck, and a drainage plan, The site plan shall <br />provide a minimum of 204 off-street parking stalls, including adequate handicapped stalls. <br />Off-street parking has been calculated at 4.5 vehicle spaces per 1,000 square feet of net <br />useable space or a requirement of 152 off-street parking spaces, The residence hall has been <br />calculated at two (2) vehicle spaces per each unit or a requirement of23 off-street parking <br />spaces. Based on the City's calculation the site has a requirement of 198 off-street parking <br />spaces. Once complete, the parking lot will no longer be permitted to accommodate <br />overflow parking. The 10 designated parking spaces located adjacent to Lincoln Drive shall <br />be removed. Any student resident vehicles over the 46 determined by the City shall be <br />required to be located on another parking lot within the Northwestern College campus, <br /> <br />9.16 Loading Areas.
