<br />-~----- <br /> <br />REQUEST FOR CITY COUNCIL ACTION <br /> <br /> <br />DATE: 08/23/99 <br />ITEM NO: H-2 <br /> <br />MaC~proved: Agenda Section: <br />,'ff HEARING <br /> <br />Mark and Terri Hanson request for a minor subdivision of a large <br />undeveloped parcel located at 304 North McCarrons Boulevard. (PF3145) <br /> <br />1.0 Requested Action <br /> <br />1.1 Mark & Terri Hanson are requesting approval of a two lot minor subdivision that <br />would divide the existing parcel located at 304 North McCarrons Boulevard into two <br />(2) residential lots. The new parcels would allow for construction of two single family <br />homes. <br /> <br />2.0 Background <br /> <br />2.1 The existing parcel, indicate as 304 North McCarrons Boulevard, lies in a Single Family <br />Residential zoning district (R-1) and has a width of 200 feet, a depth of approximately <br />343.00 feet and is approximately 68,282 square feet in size. Single family homes lie to <br />the north, south, east and west of this parcel. <br /> <br />2.2 The Shoreland requires a minimum lot width of 100 feet and a minimum size of 15,000 <br />square feet. <br /> <br />2.3 The parcel is legally described as Lot 26 Thortons Subdivision, Ramsey County, <br />Minnesota. (PID # 132923310036). <br /> <br />2.4 The Hanson's are requesting a minor subdivision to create two parcels out ofthe <br />existing large single parcel, meeting or exceeding the minimum standards of the R-I <br />Single Family Residential District and the Shoreland Ordinance requirements. No new <br />street or utility construction is necessary to serve the proposed division. Sewer and water <br />laterals, utility easements, and curb cuts (driveway access aprons) will be necessary. <br /> <br />2.5 Section 1104.04E, City Code, outlines the procedure for a minor subdivision. No <br />hearing or Planning Commission review is necessary. A hearing is held by the City <br />Council. If the request is approved, the City, prior to recording with the Ramsey County <br />Recorder, shall review a certificate of survey and or a quick claim deed for compliance <br />with the Council's approval. <br /> <br />2.6 The request would create two parcels, Parcel A and Parcel B. Parcel A will have a width <br />of 100 feet, a depth of approximately 339.81 feet, and a lot size of approximately 33,981 <br />square feet in size. Parcel B will have a width 100 feet, a depth of approximately 343.00 <br />feet, and a lot size of approximately 34,300 square feet. <br /> <br />RCA (082399).docPage 1 of 2 <br />
