<br />3.0 Staff Findings & Conditions <br /> <br />3.1 The two proposed lots will meet the dimension and area requirements for new lots created <br />within the Shoreland district. <br /> <br />3.2 The two lot minor subdivision shall be recorded within 60 days trom the City Council <br />approval date. <br /> <br />3.3 Staff has contacted the Department of Natural Resources regarding the placement of <br />structures, tree preservation and the construction of accessory structures on the newly <br />created lots. Both house pads will be located a minimum of 100 feet from the shoreline <br />of Lake McCarrons. A detailed grading plan with building slab elevation and drainage <br />direction must be submitted to the City Engineer for review and approval prior to <br />building permit issuance. <br /> <br />3.4 A five (5) foot wide utility and drainage easement shall be provided adjacent to front and <br />side property lines. Said easements shall be reviewed and approved by the City Engineer <br />prior to recording. <br /> <br />3.5 The City Engineer shall review and approve all sewer and water services and their <br />locations. A new sewer availability charge (SAC) will be placed on the newly created <br />lots and collected with the building permit. <br /> <br />3.6 The City Engineer will must review and approve the driveway curb cuts along North <br />McCarrons Boulevard prior to the issuance of building permits. <br /> <br />4.0 Staff Recommendation <br /> <br />The City staff has reviewed this minor subdivision proposal and it meets the <br />requirements of the Comprehensive Plan and Zoning Ordinance. Based on these <br />findings and subject to the conditions listed in Section 3.2 through 3.6, the City staff <br />recommends approval ofthe proposed minor subdivision by Mark & Terri Hanson. <br /> <br />5.0 Suggested City Council Action <br /> <br />By motion, approve (deny) Mark & Terri Hanson's request for a two lot minor <br />subdivision of 403 North McCarrons Boulevard (PID # 132923310036), subject to the <br />conditions listed in Section 3.2 through 3.6 ofthe Report for Council Action dated <br />8/23/99. <br /> <br />Attachments: Property location map, survey of proposed minor subdivision. <br />6O-day Time Limit: Application accepted on August 10, 1999; decision deadline is September 27,1999. <br />Prepared by: Thomas Paschke (490-2236) <br />Q:\Planning Files\3145_Hanson.
