<br />3.5 The addition of the 208 square foot accessory building increases the site's current <br />impervious site by 160 square feet. The allowable impervious square footage for the <br />site (30%) is 6,978 square feet. The site currently has two twin homes with attached <br />garages of 2,972 square feet, an accessory building of 780 square feet, a shed of 96 <br />square feet and pavement of 3,153 square feet, for a total impervious square footage of <br />7001 square feet or 30.1%. <br /> <br />3.6 The proposed addition (160 square feet) increases the total impervious square footage <br />to 7,161 square feet or 30.8% and therefore must apply for a conditional use permit. <br /> <br />3.7 The proposed addition and existing accessory building (988 square feet) is well under <br />the maximum allowed rear yard coverage of the 1,200 square feet (40%). On this lot the <br />40% detached building area is calculated by multiplying the lot width (100 feet) by the <br />rear yard depth (30 feet) and dividing this total (3,000 square feet) by the 40% allowed <br />to reach a total allowable of 1,200 square feet. The addition must also conform to the <br />requirements of Section 1004.01A. <br /> <br />3.8 The proposed addition to the accessory building meets all applicable building setback <br />requirements. <br /> <br />3.9 There will be no new hard surface installed as a part ofthis development proposal. <br /> <br />3.10 If currently not in place, all roof drainage, new and existing, must be collected in <br />gutters and channeled to the natural drainage way within the applicant's property. <br /> <br />3.11 The exterior of the building must be constructed with materials that match the <br />materials on the existing accessory building. <br /> <br />3.12 Because ofthe size ofthe total structure once the addition is complete (987.88) and the <br />amount of impervious square footage (30.8%) no other accessory building or tool <br />shed(s) shall be permitted on the property, unless approved by the City Council under a <br />variance request. <br /> <br />3.13 The maximum height (as defined in Section 1004.01) shall be 15 feet. <br /> <br />3.14 Prior to issuance of a building permit, and within 60 days after approval of the <br />conditional use permit, the applicant must record the conditional use permit with the <br />Ramsey County Recorder.
