The development changes differ from the estilllaLes within the 13RW :study by <br />the following amounts: <br />. The proposed development has il1cre,L<;ed by 56,165 square feet compared to the <br />BRWevaluation. This is an increase of9.0%. <br />. The proposed development is expected to generate 6,445 daily trips. This represents <br />a decrease of 944 trips per day tlom the BRW estimates for a decrease of 12.8%. <br />. The proposed development is expected to generate 804 PM peak hour trips. This <br />represents an increase of 17 trips during the PM peak hour from the BR W estimatcs <br />for an increase of 2.2%. <br /> <br />The BR W study volumes were used as the base line to measure the anticipated impacts <br />from increased traffic associated with the development along this section of Cleveland <br />Avenue. Their study finding was, "there are expected to be no significant traffic impacts <br />associated with the proposed Centre Pointe development The minor impacts identified <br />in this analysis are attributed to background conditions and would be expected to occur <br />with or without the Centre Pointe development." <br /> <br />Since the proposed Centre Pointe Business Park development is expected to generate <br />slightly more PM peak hour traffic than was estimated by DR W for this site, it is <br />anticipated that the operation of the surrounding intersections not change. <br /> <br />In conclusion, we offer the fol1owjng: <br /> <br />. The proposed businesses are expected to generate slightly more traffic during the PM <br />peak. hour, but less daily traffic, than the BRW study had estimated and evaluated for <br />this site on Cleveland Avenue within their study. <br />· It is anticipated that the proposed development will not adversely impact the <br />intersections in the area and they will operate within the ranges indicated by the BRW <br />report. <br /> <br />AirlNoise Quality . <br />As part of the original EA W a study of potential impacts of vehicle related air and noise <br />emissions was contacted by Braun lntertec. Based on the above traffic ana1ysis and the <br />reduced traffic volumes outlined in th~ original EA W, RLK concludes that there wi1l be <br />rio adverse impact to the existing an- and noise quality in the area. Thc'MPCA will make <br />a final determination during the review of the ISP. <br /> <br />Stonnwater Mana.2ement/Wetland Impacts. <br />The proposed site will be developed with approximately 75% impervious surface. The <br />development of the site will be consistent with the original design data prepared by RJ..K <br />as part of the master grading and stonnwater management. <br /> <br />The overall draiDage patterns and pond characteristics will be consistent with th~ origina] <br />design calculations.
