We have red-lined the plans to indicate the changes discussed below. Landscaping Plan: . Care should be taken so that plantings are not over proposed or existing pipes. Upon review of the combined Utility/ Landscape plan, we have observed that there are a number of trees/ shrubs proposed within the proposed easement. No new landscaping should be placed over City utilities. Overall Grading and Erosion Control: . Erosion Control must be in place before grading is started. . A MN/ Dot right-of-way permit must be acquired for the proposed grading in the 35W right-of- way. . Please provide additional information on the proposed overlook. Please include top of wall and bottom of wall elevations on the grading plan. This should be all along the walls where there are significant elevation changes. . What type of retaining wall is being proposed? If the wall is over 4 feet tall, it should be designed by a professional engineer. . Since the site is larger than 5 acres, it is !lecessary to get a MPCA National Pollutant Discharge Eliminatjon System Permit Utility construction: . A right-of-way permit is necessary for work with in the Cleveland A venue right-of-way. . Proposed City Storm sewer must be Reinforced Concrete Pipe. . New City lines and connections must be inspected at all times during placement. work should be done per City Specifications and after final inspection. as-builts and a two year maintenance bond are required. These should be provided before a certificate of occupancy being given for the building. . Wet tap is required for the Watermain connection on Cleveland Avenue. .
