<br />TRANSPORTATIONfTRAFFIC IMP ACTS <br /> <br />Following is a comparison of the proposed Centre Pointe Business Park development <br />with BRW base line traffic study conducted March 24,1997 for Cleveland Avenue in <br />Roseville. Attached are tables that compare the BRW traffic generation estimates to the <br />currently proposed Centre Pointe Business Park development. <br /> <br />The RLK traffic generation estimates were based on the following: <br />. Average rates as listed in the ITE Trip Generation, 6th Edition for the 'High Turn Over <br />Restaurant' and for 'Business Hotel'. <br />. Equation derived volumes from the equation as listed in the ITE Trip Generation, 6th <br />Edition for the 'General Office' use. <br />. The assumptions used by BR W were also used for the RLK estimates; (i.e. 100% <br />occupancy for hotel generation rates, and 10% reduction in trips due to internal trips <br />between mixed used on the site). <br /> <br />Proposed changes that differ from the BRW study includes an increase in General Office <br />space, elimination of the Showroom/W arehouse use, and a decrease in the size of the <br />restaurant. The development changes differ from the estimates within the BR W study by <br />the following amounts: <br />. The proposed development has decreased by 6,515 square feet compared to the BRW <br />evaluation. This is a decrease of 1.0%. <br />. The proposed development is expected to generate 6,054 daily trips. This represents <br />a decrease of 1,334 trips per day from the BRW estimates for a decrease of 18.1 %. <br />. The proposed development is expected to generate 740 PM peak hour trips. This <br />represents a decrease of 47 trips during the PM peak hour from the BRW estimates <br />for a decrease of 6.0%. <br /> <br />The BRW study volumes were used as the base line to measure the anticipated impacts <br />from increased traffic associated with the development along this section of Cleveland <br />A venue. Their study fmding was, "there are expected to be no significant traffic impacts <br />associated with the proposed Centre Pointe development. The minor impacts identified <br />in this analysis are attributed to background conditions and would be expected to occur <br />with or without the Centre Pointe development." <br /> <br />Since the proposed Centre Pointe Business Park development is expected to generate less <br />traffic than was estimated by BRW for this site, it is anticipated that the operation of the <br />surrounding intersections not change. <br /> <br />Conclusions: <br />. The proposed businesses are expected to generate less traffic then the BR W study had <br />estimated and evaluated for this site on Cleveland Avenue within their study. <br />. It is anticipated that the proposed development will not adversely impact the <br />intersections in the area and they will operate within the ranges indicated by the BR W <br />report. <br />
