b.

Indicate the number, location, size, and use of any above or below
ground tanks to be used for storage of petroleum products or other
materials (except water).

I
1
J

Proposed site uses are not of the type that typically require above or below
ground storage of petroleum products or other potentially hazardous
materials in tanks. Any such tank that is necessary for a future user would
have to be approved and pennitted through the Minnesota Pollution
Control Agency (MPCA) and other jurisdictional agencies.

1

22. Traffic:
Parking spaces added: 460
Existing spaces (if project involves expansion): 2,380
Estimated total Average Daily Traffic (ADT) generated:

The proposed Centre Pointe development is expected to generate 6,735 daily trip
ends on a typical weekday.

Estimate maximum peak hour traffic generated (if known) and time of
occurrence.

At full development, the proposed Centre Pointe development is expected to
generate 883 trips in the p.m. peak hour of 4:30 to 5:30 p.m. Of these 883 trips,
211 trips are expected to be entering the site and 672 trips are expected to be
exiting the site.

Provide estimate of the impact on traffic congestion on the affected roads and
describe any traffic improvements necessary. If project is within the Twin
Cities metropolitan area, discuss its impacts on the regional transportation
system.

I
)

A comprehensive traffic study has been performed to examine the potential
impacts of the Centre Pointe development. The detailed traffic report is appended
to this report as Attachment C. The following paragraphs provide a summary of
the traffic analyses presented in the attached report.

J
J

The daily and peak hour trip generation was estimated using the Institute of
Transportation Engineers' Trip Generation, 6th Edition, resulting in the trips listed
above. Table 22-1 presents the current trip generation estimate along with trip
generation estimates prepared for the 1997 and February 2000 Centre Pointe
development concepts.

Page 21
