d.

If a, b, or c, were marked yes, discuss any cumulative environmental
impacts resulting for this project and the other development.

1
]
-1

Centre Pointe Business Park fronts I-35W through Roseville, a mature
first-ring suburb. The site had previously been used by a service station,
trucking operation, and residences until it was cleared in the mid-1980s for
the Centre Pointe project. Current adjacent land uses include roadways, a
stormwater pond, and office buildings constructed as part of the original
Centre Pointe development. Trucking operations and residences can be
found immediately beyond Centre Pointe. Ryan proposes completing the
redevelopment of a partially completed business park. Once complete, the
cumulative environmental impact of Centre Pointe to other past, present,
and reasonably foreseeable future projects is expected to be minimal.
Compared with the site's historic uses (i.e.: trucking operation and a
service station), the completed Centre Pointe redevelopment would be
considered an environmental benefit. The areas immediately adjacent to
Centre Pointe are currently fully developed and the completion of Centre
Pointe, thus, is not expected to cause any reasonably foreseeable future
development in the area.

31. Other Potential Environmental Impacts: If the project may cause any
adverse environmental impacts which were not addressed by items 1 through
28, identify and discuss them here, along with any proposed mitigation.

All known and anticipated environmental impacts were previously addressed in
questions 1 through 30.

32. SUMMARY OF ISSUES: (This section need not be completed if the "EAW"
is being done/or "EIS" scoping; instead, address relevant issues in the draft
Scoping Decision document which must accompany the "EAW".) List any
impacts and issues identified above that may require further investigation
before the project is commenced. Discuss any alternatives or mitigative
measures that have been or maybe considered for these impacts and issues,
including those that have been or may be ordered as permit conditions.

J

1
1
j

1. Traffic - The overall conclusion of the traffic analysis report is that the current
proposed Centre Pointe development would not cause any significant negative
traffic impacts at the any of the 10 intersections that have been examined. The
traffic impacts associated with the current Centre Pointe development
proposal are nearly identical to the impacts that would have been experienced
with the Centre Pointe development proposals approved in February of 2000
and in the spring of 1997.

Page 34
