The site had previously been used by a service station, <br />trucking operation, and residences until it was cleared in the mid-1980s for <br />the Centre Pointe project. Current adjacent land uses include roadways, a <br />stormwater pond, and office buildings constructed as part of the original <br />Centre Pointe development. Trucking operations and residences can be <br />found immediately beyond Centre Pointe. Ryan proposes completing the <br />redevelopment of a partially completed business park. Once complete, the <br />cumulative environmental impact of Centre Pointe to other past, present, <br />and reasonably foreseeable future projects is expected to be minimal. <br />Compared with the site's historic uses (i.e.: trucking operation and a <br />service station), the completed Centre Pointe redevelopment would be <br />considered an environmental benefit. The areas immediately adjacent to <br />Centre Pointe are currently fully developed and the completion of Centre <br />Pointe, thus, is not expected to cause any reasonably foreseeable future <br />development in the area. <br /> <br />31. Other Potential Environmental Impacts: If the project may cause any <br />adverse environmental impacts which were not addressed by items 1 through <br />28, identify and discuss them here, along with any proposed mitigation. <br /> <br />All known and anticipated environmental impacts were previously addressed in <br />questions 1 through 30. <br /> <br />32. SUMMARY OF ISSUES: (This section need not be completed if the "EAW" <br />is being done/or "EIS" scoping; instead, address relevant issues in the draft <br />Scoping Decision document which must accompany the "EAW".) List any <br />impacts and issues identified above that may require further investigation <br />before the project is commenced. Traffic - The overall conclusion of the traffic analysis report is that the current <br />proposed Centre Pointe development would not cause any significant negative <br />traffic impacts at the any of the 10 intersections that have been examined. The <br />traffic impacts associated with the current Centre Pointe development <br />proposal are nearly identical to the impacts that would have been experienced <br />with the Centre Pointe development proposals approved in February of 2000 <br />and in the spring of 1997. <br /> <br />Page 34 <br />
