<br />under threat of condemnation by any governmental authority, <br /> <br />then the Term of this Lease shall cease and terminate as of <br /> <br />the date when the condemning authority takes possession of <br /> <br />the Premises. All proceeds from any such condemnation shall <br /> <br />be the sole property of Lessor and the Lessee hereby waives <br /> <br />any right or claim to the proceeds of said condemnation <br /> <br />award. <br /> <br />11. NOTICES: All notices or other communications <br />hereunder shall be in writing and shall be hand delivered or <br />sent by registered or certified first-class mail, postage <br />prepaid (i) if to Lessor at 1251 West County Road B-2 <br />Roseville, Minnesota 55113 and (ii) if to Lessee, at 2660 <br />Civic Center Drive, Roseville, Minnesota 55113 unless either <br />party notified the other of a change of address. <br /> <br />12. PARTIES RIGHT OF EARLY TERMINATION: <br />Notwithstanding anything contained herein to the contrary the <br />Lessor and the Lessee shall have the right to terminate this <br />Lease after the initial five year term which five year term <br />shall end at the school district's fiscal year of June 30 of <br />the fifth year. Written notice of any termination after that <br />period of time shall be in writing and given one year in <br />advance. <br /> <br />4 <br />
