The slope of the storm water detention ponds shall <br />not exceed 4H: 1 V above the normal water level elevation and shall not exceed <br />3H: 1 V below the water level. <br /> <br />8.7 Pedestrian Walkway. Pedestrian walkways must be installed by the developer <br />along the Snelling A venue Frontage Road and on Oakcrest A venue in <br />conjunction with site development as shown on the Site development Plan <br />(Exhibit A). The walk along Snelling must be eight feet wide bituminous, and <br />other walks in the right-of-way are six feet wide concrete. Interior walks must <br />be five feet in width unless they back up to a curb in which case a seven-foot <br />wide walk is required. The Developer must also provide six-foot wide <br />concrete pedestrian walkway connections between the public walkway on <br />Snelling Avenue Frontage Road and the main entrance to the building on the <br />site. <br /> <br />8.8 Deferred Assessment. There are no deferred assessments on this site as of the <br />date of Council approval of this document. <br /> <br />8.9 Service Availability Charges. Charges for metropolitan sanitary sewer shall <br />be $1,100.00 per housing unit or as determined by the Metropolitan Council <br />Environmental Services office. Credit may be received from previous uses on <br />the site. <br /> <br />8.10 Park Dedication Charges. No park dedication is required. <br /> <br />9.0 PUD Standards/Conditions of Approval <br /> <br />To insure that the proposed development meets the City's standards for the approval of a <br />PUD, as set forth in Section 1015 of the Roseville City Code, the development shall also <br />comply with the following specific PUD standards: <br /> <br />9.1 General Development Standards. The site development plan (including <br />building and improvement setbacks), grading plan, drainage plan, utility <br />servicing plan, landscape plan, lighting plan, building elevations, building <br />floor plans, project narrative, signage plan, proof of parking, and City Street <br />Tree Master Plan and erosion control plan (identified as Exhibits A - M) in <br />Section 4.0 of this document), and final land use designations shall be part of <br />the standards for development of the Sunrise Assisted Living R-PUD. <br /> <br />9.2 Uses. The use of property within the R-PUD shall be limited to a three-story <br />77 unit senior housing building and shall be restricted to the parameters <br />specified in the site development plan (Exhibit A) and setback dimensions, <br />building elevations and supporting documents submitted by the Developer. <br />Where not specifically modified by the requirements of this R-PUD and <br /> <br />Page 5 of 10 <br />
