Building setbacks (as approved) must be as shown <br />on the approved site development plan (Exhibit A). <br /> <br />9.5 <br /> <br />Off-street Parking. Based on the proposed use of the building for <br />assisted seniors, the 158 off-street residential parking spaces for <br />visitors and employees parking may not be needed. The Developer <br />may reduce the amount of off-street parking to 39 spaces, with proof- . <br />of-parking documentation being provided for an additional 39 spaces <br />(Exhibit K). If the City determines that the additional 39 spaces are <br />needed, the Developer (including heirs, successors or assigns) must <br />provide such spaces in accordance with applicable provisions of the <br />City Code within 180 days of written notification by the City. <br />Development of the parking area adjacent to Pry Street or Oakcrest <br />A venue must have 80% opaque year-round screening and berming to <br />a minimum height of 30" above curb height. If vegetation is use as <br />screening, it must be coniferous hedge or tree material. <br /> <br />9.6 <br /> <br />Building Height.
