<br />9.7 Building Materials and Design. Building materials shall be brick, low <br />maintenance vinyl and wood as shown on the approved building <br />elevations (Exhibit G). Building design shall include architectural <br />turrets, a covered entry and porch, a pitched roof and design elements <br />as shown on the approved building elevations. The color scheme and <br />materials pallet for the building shall be reviewed and approved by <br />the Community Development Director prior to issuance of any <br />building permits for the project. Accessory "buildings shall not be <br />allowed. ' Trash dumpsters shall, be completely screened and roofed, or <br />placed within the structure. <br /> <br />9.8 Site Lighting. Lighting for the building exterior and off-street parking <br />area shall be consistent with the requirements of Section 1010.12 of the <br />City Code. Lighting fixtures shall be of a downcast, cutoff type, <br />concealing the light source from view and preventing glare. Any and <br />all lighting must also meet the lighting level requirements outlined in <br />Section 1010.12 of the City Code (Exhibit F). <br /> <br />9.9 Landscaping. Landscaping shall be installed and maintained in <br />accordance with the landscape'plan (Exhibit E). Areas of land not <br />occupied by buildings, driveways and/ or parking/loading areas, or <br />ponding shall be landscaped with a sod turf or other vegetative <br />material approved by the Community Development Director. All <br />landscaped areas shall be irrigated to protect the turf, trees and/ or <br />landscaping materials. Trees and large shrubs shall not be planted <br />over existing utility lines. Developer shall make all reasonable efforts <br />.. to preserve (or move and preserve) existing deciduous and coniferous <br />trees over 6" in diameter. Landscaping in rights-of-way will require <br />permits from the appropriate units of government. <br /> <br />9.10 Landscape Bond. Prior to the commencement of site construction <br />activities by the Developer, and at the time of issuance of the building <br />permit, the Developer shall have posted with the City a 24-month <br />landscape bond, a letter of credit, or other security acceptable to the <br />City in an amount equal to 150% of the cost of all site landscaping, <br />street tree planting as per City Street Tree Master Plan, and site <br />grading and turf restoration. The specific amount of this letter of <br />credit, bond or other security shall be determined by the Community <br />Development Director, following the completion of all site <br />construction plans. <br /> <br />Page 7 of 10 <br />
