(\ ,,~1-- 00'6' ~~~ ~vfv;) C#' ~,;w>~..)-oCITY OF ROSEVILLE \~ ~ PLANNED UNIT DEVELOPMENT AGREEMENT #1236 ~ AGREEMENT dated March 13,2000, between the City ofRoseville, a Minnesota municipal corporation (herein referred to as "CITY"), and Sunrise Development, Inc., a Virginia corporation (herein referred to as "DEVELOPER"). 1.0 Effective Date of Agreement This Agreement shall be effective upon completion of all of the following: A. Passage and publication of Ordinance #1236 (rezoning of property to PUD); B. Execution of this Agreement by the Developer and the City; and, C. Recording of this Agreement with Ramsey County. The standards listed herein have been adopted as a portion of the Ordinance listed above. 2.0 Request for Planned Unit Development Approval The Developer has asked the City to approve a Planned Unit Development (PUD) (PF3159) consisting ofa three-story 77 unit assisted senior living building on 3.42 acres. The subject property is generally located west of Snelling Avenue and north of Oak crest Avenue, being at 2555 Snelling Avenue North, and is legally described as follows: The property is located at 2555 Snelling Avenue North and is legally described as: Parcell (Abstract): That part of Section 9 Township 29, Range 23,Ramsey County, Minnesota, described as follows: Beginning at the intersection of the centerline of Oak crest Avenue and the West Line of Snelling Avenue, thence North along the West line of Snelling Avenue 150 feet; thence West and parallel with Oakcrest Avenue 350 feet, thence South 150 feet, to the centerline of Oak crest Avenue; thence East along the centerline of Oak crest Avenue 350 feet, to the point of beg inning. Parcel 2 (Abstract): That part of Section 9, Township 29, Range 23, Ramsey County, Minnesota, described as follows: Beginning at the intersection of the centerline of Oakcrest Avenue and the West line of Snelling Avenue; thence North along the West line of Snelling Avenue 150 feet; thence West and parallel with Oakcrest Avenue555 feet, more or less, to the centerline of Fry Street; thence South along said centerline 150 feet, more or less, to the centerline of Oakcrest A venue; thence East along the centerline of Oakcrest Avenue 555 feet, more or less, to the point of beginning, except the East 350 feet thereof. Parcel 3 (Abstract): The East 395 feet ofthe Northeast Quarter of the Northeast Quarter of Section 9, Township 29, Range 23, Ramsey County, Minnesota, except the North 767 feet thereof, except the South 335 feet thereof, and except the East 100 feet thereof for Snelling Avenue.
