- ,'"

Page Two
November 16,1999
Joanne Barron

3. What types of retail uses are planned?

As outlined in the application there will be approximately 40,000 square feet of retail and
office uses that will surround a gathering place. The retail users would be those that are
neighborhood and senior focused such as coffee shop/bakery, satellite medical and banking
offices, dentist, optometrist, hair salon, gift/card shop, florist, pizza parlor and dry cleaning.
Many of these retail services are those type of tenants that are currently occupying the
shopping center and could remain once redeveloped. In addition, the City is in contact with
a national children's deaf school who is interested in locating in the area. They currently are
leasing space at the Roseville Covenant Church located next to the site but will need more
permanent space.

4. Will parking for the office building remain?

The proposal does include providing parking for the existing office building on the site. This
is another reason for the building orientation on the site for accommodation of existing
users. Cross parking easements will be developed if the project proceeds.

Please review the attached site plan which highlights the pedestrian flow within and to and from the
site. I hope this provides a clearer picture of the proposal and how we are attempting to meet the
needs of the existing and proposed residents for a full livable community.

As always, feel free to contact Dennis Welsch (651-490-2232) or me if you have further questions.

Sincerely

CITY OF ROSEVILLE

Cathy Capone Bennett (651-490-2241)
Economic Development Specialist

Cc: Dennis Welsch, CD Director

Attachment: Pedestrian Pathway Plan

Q:\Grants\Met Council Response Letter 99 AppJ.doc

2660 CIVIC CENTER DRIVE.
