<br />Townhomes at Hamline and Burke <br /> <br />1323 Burke Avenue Roseville, Minnesota <br />Legal: Lots 16,17,18,19, and 20, Block 2, Midway Hills Re-arrangement of Como <br />Gardens Lots, Ramsey County, Minnesota <br />PIN: 152923120020 <br /> <br />Description of Development - Our plan is to create a neighborhood oriented, street <br />facing, suburban style, for sale townhouse community on an in-fill comer site that <br />bridges single family residential homes with the adjacent commercial uses. Emphasis will <br />be placed on quality of space, attractive design, and the architectural context of the area. <br /> <br />The homes will be a collection of attached cottages as rowhouse styled, two story <br />townhouses and single level stacked flat units as the end caps. The exterior of the homes <br />will take their design cues ITom the 1940's era bungalows and two story homes found in <br />the immediate neighborhood, southern Roseville, and Falcon Heights. Rooflines will be <br />brought down to the top of the first floor on the two story units to blend with the scale of <br />the neighborhood. Dormers will be used on the second floor to enhance the 1940's look. <br /> <br />To best use the site and blend the commercial with the residential, the homes would face <br />the street with ITont porches. An accent on the pedestrian environment will be <br />strengthened with the addition of a sidewalk along the street on both Hamline and Burke. <br />Garages will be tucked behind the units, away ITom the street, with just one driveway <br />breaking the sidewalk to service the units. <br /> <br />Unit Details - Three basic unit types are planned: <br />Unit A - a two story unit with an at grade garage would ITont Burke Avenue <br />Unit B - a raised level two story unit with tuck under garage would face Hamline Avenue <br />Unit C - one level units as stacked flats with attached garages at the end of each row. <br /> <br />All units will have 2 bedrooms and 2 or more baths. Units will range in size ITom 1200- <br />1700 square feet. The smallest units being the one level floor plans. Anticipated sales <br />price range is $160,000-240,000. All units will have attached garages, two car garages on <br />the two story units and one car garages on the one level units. Each unit will have at least <br />a partial basement. <br />
