<br />Townhomes at Hamline and Burke <br /> <br />Target Market - The primary market is Active Seniors, 55-65, working professionals <br />and early retired couples, who are still accepting of steps. With just two bedrooms, the <br />purchasers ofthese units are not likely to have children. Single professionals and younger <br />middle age professional couples without children may also be a market for these homes. <br />The buyers will tend to be people who desire a more traditional townhouse style and <br />place greater importance on the architectural design of their home. Most buyers will be <br />residents ofRoseville and the immediate surrounding are who want the benefits and <br />convenience of a close in Roseville location. <br /> <br />Site - The parcel is 26,216 square feet with one single family home in the middle of the <br />site and one detached garage in the rear. Eleven units are planned at a density of 18 units <br />an acre. The one level single family home and detached garage would be removed. Some <br />trees in the center ofthe site would be removed, however most of the larger trees on the <br />edges of the site would be maintained and incorporated into the landscape plan. A <br />shallow dry pond will be excavated in the open green space at the rear of the site for <br />storm water management. <br /> <br />Approvals - The project will necessitate rezoning and change of the Comprehensive <br />Plan for the parcel to a PUD. Formal application for the PUD General Concept Plan <br />Review would be made this fall with Final Development Plan Review in the winter of <br />2000. <br /> <br />Adjacent Zoning - The two parcels immediately north of the site and covering the entire <br />northern property line are zoned B3-General Business. The parcels along Burke are <br />zoned RI-Single Family. Across Hamline the parcels are zoned BI-Limited Business and <br />RI-Single Family. <br /> <br />Traffic - Anticipated traffic counts at 4 trips per day for 18 vehicles (18 garage stalls) is <br />72 trips.
