(PF3165) <br /> <br /> <br />1.0 Requested Action <br /> <br />1.1 Thomas Scanlon is requesting approval of a two lot minor subdivision that would <br />divide the existing parcel located at 2120 Cleveland Avenue into two (2) residential <br />lots. <br /> <br />1.2 In 1998 Mr. Scanlon received a building permit for construction of a new home the <br />subject property. The current home appears to meet all applicable setback <br />requirements. <br /> <br />2.0 Background <br /> <br />2.1 Mr. Scanlon is requesting a minor subdivision to create two parcels out of the existing <br />large single parcel, meeting or exceeding the minimum standards of the R-l Single <br />Family Residential District. No new street or utility construction is necessary to serve the <br />proposed division. Sewer and water laterals, utility easements, and curb cuts (driveway <br />access aprons) will be necessary. <br /> <br />2.2 The parcel lies in a Single Family Residential zoning district (R-1), has a width of 170 <br />feet along Cleveland Avenue, a depth of approximately 300 feet and is 51,039 square <br />feet in size. Single family homes lie to the north, south, and east, and Midland Hills <br />Country Club lies to the west. The parcel accesses Cleveland Avenue. <br /> <br />2.3 The parcel is legally described as: Lot 1, Block 1, Sharondale Addition No.3, except that <br />part lying South of the North line of Lots 2 and 3, Block 1 Sharondale Addition No.3, <br />extended Easterly to the East line of said Lot 1, and also excepting the Southerly 80 feet <br />thereof, City of Roseville, Ramsey Co., MN. (PID #162923220071) <br /> <br />2.4 Section 1104.04E, City Code, outlines the procedure for a minor subdivision. No <br />hearing or Planning Commission review is necessary. A hearing is held by the City <br />Council. If the request is approved, the City, prior to recording with the Ramsey County <br />Recorder, shall review a certificate of survey and or a quit claim deed for compliance <br />with the Council's approval. <br /> <br />RCA (102599).docPage 1 of3 <br />
