Parcel A will have a width <br />of 85.11 feet, a depth of approximately 300 feet, and a lot size of approximately 25,607 <br />square feet in size. Parcel B will have a width 85.05 feet, a depth of approximately 300 <br />feet, and a lot size of approximately 25,579 square feet. <br /> <br />Staff Findings & Conditions <br /> <br />The two proposed lots will meet the dimension and area requirements for new lots created <br />within Rl, Single Family residential District. <br /> <br />A revised survey shall be presented to staff for approval, indicating the existing home is a <br />minimum of 10 feet back from the side yard (south) property line and that both lots meet <br />the minimum requirement of 85 feet of lot width. <br /> <br />The two lot minor subdivision shall be recorded within 60 days from the approval of the <br />City Council. <br /> <br />Detailed grading plans with building slab elevation and drainage direction shall be <br />submitted to the City Engineer for review and approval prior to building permit issuance <br />on each of the new parcels. <br /> <br />A five (5) foot wide utility and drainage easement shall be provided adjacent to Cleveland <br />Avenue. Said easements shall be reviewed and approved by the City Engineer prior to <br />recording. <br /> <br />Cash will be accepted in lieu of parkland dedication. The dedication fee is $500.00 for <br />the newly created lot (Parcel B), to be collected prior to issuance of a building permit. <br /> <br />New sewer and water service is required for the new lot, which location shall be approved <br />by the City Engineer. A new sewer availability charge (SAC) will be placed on the <br />newly created lot and collected with the building permit. <br /> <br />The City Engineer shall review and approve the driveway curb cuts along Cleveland <br />Avenue prior to the issuance of building permits. <br /> <br />Staff Recommendation <br /> <br />The City staff has reviewed this minor subdivision proposal and it meets the <br />requirements of the Comprehensive Plan and Zoning Ordinance. Based on these <br />findings and subject to the conditions listed in Section 3.2 through 3.7, the City staff <br />recommends approval of the proposed minor subdivision by Thomas Scanlon. <br /> <br />RCA (102599).docPage 2 of3 <br />
