<br />The DRC is concerned with the overall proposal and its potential impact oft~e adjacent <br />low density single family neighborhood. Given the required process and potential <br />opposition from the surrounding neighborhood you may wish to discuss this with your <br />neighbors and reconsider your request. The DRC is not supportive of a Comprehensive <br />Plan Amendment for your property to a commerciallbusiness use, nor the "spot" rezoning <br />from residential to business. <br /> <br />In summary, your application has been declared incomplete. Should you still wish to <br />proceed with your development plans the application will need to be modified to request <br />a Comprehensive Plan Amendment and a Conditional Use Permit (in addition to the <br />previous rezoning request). Further, you will be required to provide an engineered set of <br />detailed development plans consistent with the submittal requirements. The plan set <br />should include a site plan, drainage plan, utility plan, grading plan, landscaping plan, and <br />building elevation plans. <br /> <br />For your information I have included a copy of the Comprehensive Plan for your <br />neighborhood. As well, I have included another application for your use should you <br />desire to proceed forward with your development plans on 2550 Snelling Avenue. <br /> <br />Please pay particular attention to number 7 through 13 and number 20 of the application <br />form.
