Re: Requestfor rezoning properly located at 2550 from R-1 Single Family <br />Residential to B-1, Limited Business District to allow construction of a dog <br />KenneL <br /> <br />Dear Ms. Huiras: <br /> <br />On Tuesday, October 12, 1999 the Roseville Development Review Committee (DRC) <br />met to review your application for rezoning the property addressed as 2250 Snelling <br />A venue for the allowance of a dog kennel. At this meeting the DRC determined that <br />your application was incomplete for the following reasons: <br /> <br />~ A Comprehensive Plan Amendment is necessary prior to approving a rezoning of <br />the property from R-I Single Family Residential to B-1, Limited Business <br />District. The current/future land use of the subject parcel is indicated a Low <br />Density Residential. Your proposal would need to be modified for consideration <br />of a Comprehensive Plan Amendment from Low Density Residential to Business. <br /> <br />~ Should the City Council approve the Comprehensive Plan Amendment to <br />Business and the rezoning to B-1, Limited Business District, you would be <br />required to receive approval of a Conditional Use Permit (CUP) for the dog <br />kennel. A conditional use permit placed specific conditions on a development, <br />which conditions attempt to minimize the impact of the use of adjacent properties. <br /> <br />~ Your proposed set of plans have been determined to be incomplete and require a <br />greater level of detail, especially in the area of grading and drainage, in order for <br />staff to properly review and consider the request. <br /> <br />~ Exterior building elevation drawings must be submitted for staff review and <br />consideration. <br /> <br />2660 Civic Center Drive':- Roseville .:.
