<br />REQUEST FOR CITY COUNCIL ACTION <br /> <br /> <br />Approval: <br /> <br /> <br />roved: <br />c9- <br /> <br />DATE: 11/08/99 <br />ITEM NO: H-4 <br />Agenda Section: <br />HEARING <br /> <br />Ed Emerson, 2245 Acorn Road, request for a minor subdivision. <br />(PF3171) <br /> <br />1.0 Requested Action <br /> <br />1.1 Ed Emerson is requesting approval of a two lot minor subdivision that would divide the <br />existing parcel located at 2245 Acorn Road into two (2) residential lots. <br /> <br />1.2 The existing single family home was constructed in 1947 and appears to meet all <br />applicable setback requirements. <br /> <br />2.0 Background <br /> <br />2.1 Mr. Emerson is requesting a minor subdivision to create two parcels out ofthe existing <br />large single parcel, each meeting or exceeding the minimum standards of the R-I Single <br />Family Residential District. No new street or utility construction is necessary to serve the <br />proposed division. Sewer and water laterals, utility easements, and curb cut (driveway <br />access aprons) will be necessary. <br /> <br />2.2 The parcel lies in a Single Family Residential zoning district (R-l), has a width of 242 <br />feet along Acorn Road, a depth of approximately 364 feet and is 85,305 square feet in <br />size. Single family homes lie to the north, south, east, and west. The parcel accesses <br />Acorn Road. <br /> <br />2.3 The parcel is legally described as: That part of the Southeast Quarter of the Southeast <br />Quarter of Section 8, Township 29, Range 23, described asfollows: (all bearings in this <br />description being based on the South line of said Southeast Quarter as an East and West <br />line): Commencing at a point 33feet North of the South line and 1221. 63 feet West of the <br />East line of Section 8, thence North 8 minutes West 825 feet to the point of beginning of <br />the tract being described; thence East 333,95 feet; thence North 13 degrees 45 minutes <br />East 241.97 feet; thence West 392feet; thence South 8 minutes East 235 feet to the point <br />of beginning, according to the Us. Government Survey, Ramsey Co., Minnesota. (ID # <br />082923440014) <br /> <br />2.4 Section 1104.04E, City Code, outlines the procedure for a minor subdivision. No <br />hearing or Planning Commission review is necessary. A hearing is held by the City <br />Council.
